Covered outdoor seating is the cheapest square footage a Jacksonville restaurant will ever add. You are not building walls, not extending HVAC, and not touching the kitchen. You are making seats that already exist usable in July and usable in a rain shower, which on most patios means turning a seasonal section into a year-round one.
The catch is that a commercial pergola is not a bigger version of a backyard pergola. Different code pathway, different engineering, different permit process, different inspections, and a different set of people who can shut the project down. Business owners who assume otherwise usually find out at plan review, after the deposit.
This is what actually changes.
A backyard pergola is a residential accessory structure. A pergola on a restaurant patio is a commercial structure attached to or serving a commercial occupancy, and it gets reviewed as one. In practice that means engineered drawings are not optional, the structure is designed against the Florida Building Code commercial provisions rather than residential, and the plan review is a different desk with a different queue.
Every structure in Florida is designed to an ultimate design wind speed, and that speed depends on the structure’s Risk Category. A house is Risk Category II. Structures serving assembly occupancies above certain occupant loads move to Risk Category III, and a higher Risk Category means a higher design wind speed and therefore heavier posts, bigger footings and more steel.
Around Jacksonville that generally starts near 130 mph and climbs toward the coast in eastern Duval, Nassau and St. Johns County. What matters in practice is that the same 20 by 30 structure can require noticeably more foundation and framing on a restaurant patio than in a back yard, purely because of how it is classified. Your engineer determines the category. Nobody should be quoting you a commercial structure without that determination made.

This is the one that catches people. On a commercial patio, the pergola cannot narrow an accessible route below required clear width, cannot put a post in the middle of an egress path, and cannot reduce the exit capacity the building was approved with. Post placement stops being an aesthetic decision and becomes a layout problem solved on paper before fabrication.
Practically, that often means fewer posts carrying longer spans, which is an aluminum-and-engineering answer rather than a timber one.
On a residential job the homeowner decides. On a commercial job the list usually includes some combination of: the property owner or landlord if you lease, the plan reviewer, the fire marshal for access and egress, the health department if food or drink is served under the structure, your insurer, and in many Jacksonville corridors a design review board or overlay district with opinions about what the street sees.
None of these is a dealbreaker. All of them take time, which is why commercial timelines run longer than the residential jobs on the rest of this site.
Five things settle what actually gets drawn, fabricated and inspected. They interact, so moving one moves the others.

Post placement is the decision everything else follows. Longer spans keep posts clear of the seating area and leave the table layout flexible, but call for deeper beams and larger footings. Moving a post after the slab is cut is a demolition job.
Code sets this, not preference. Risk Category follows your occupancy, exposure category follows how open the terrain is, and together they set the design pressure the anchors must resist. An open patio near the water is designed to a harder number than the same frame inland.
Open rafters give shade only. A solid roof sheds rain but fixes the light. A louvered roof does both and is the only version that saves a service during an afternoon storm, in exchange for moving parts, deliberate drainage and, on motorized units, power.
Electrical and access get decided late and should not be. Lighting, fans, heaters and roof motors want conduit inside the posts and beams before the frame is stood up; added afterward they mean surface-mounted raceway on a customer-facing structure. And a patio reachable only through the dining room changes crew size and how much of the work happens after close.
Have these in hand and the first site visit becomes a design conversation instead of a data-gathering exercise.
The top of the search results for commercial pergolas is dominated by manufacturers selling shipped kits. Those are real products, and for some applications they are fine. They are a poor fit for a Florida commercial patio for three reasons.
They arrive without an engineer of record. A kit’s generic load rating is not a stamped drawing for your site, your exposure category and your occupancy. You will still be hiring a Florida-licensed engineer, and retrofitting an engineer onto a kit already purchased is the expensive order of operations.
The anchoring is the whole job. What holds a commercial structure down in a 130 mph event is the footing and the connection, not the extrusion. That part is site-specific and not in the box.
Nobody installs it. A kit is a delivery, not a scope of work. Engineering, footings, a crew, a permit and the inspection sequence are still yours to arrange, and when the fabricator, the engineer and the installer are three unrelated parties, none of them is answerable when the anchor pattern in the box does not match the footings in the ground.
Commercial permitting in Duval County is a different animal from a residential accessory permit, and the surrounding counties each run their own process. Expect a plan review cycle rather than an over-the-counter approval, expect comments to come back at least once, and build that into your opening date rather than your hoped-for opening date.
